For you to get the most cost effective rental we rent 3-night minimum while starting rates begin at a 3 bedrooms – 6 guest rate. Additional rates apply for additional guest and rates will vary depending on season. Please call for more information on rates and maximum guests.
Christmas and New Year’s reservations will change, depending upon the day of the week that Christmas falls on each year. Christmas week is always December 20th-27th, and New Year’s Week is December 27th-January 3rd. There may be extra days available on either side of these two high-demand holiday weeks, and if you book either holiday week or an adjacent week, you’re welcome to add them to your week-long stay. If you are interested in one of these pre-Christmas or post New Year’s periods where there is not a full 7 days available, please contact us.

Payment and Cancellation Policies
Reservations and payments are processed through the management of BookVI, a trusted management company of St. John USVI. Follow the link above for booking or the e-mail address above to request more information.
A deposit of 50% of the full rental amount is due to make your reservation. The balance of the rental payment is due 90 days prior to arrival and will automatically bill to the credit card on file.
Travel Insurance
We highly recommend you purchase travel insurance. We have made arrangements with a national insurance company to offer full coverage that can be canceled for any reason, for 10% of your vacation cost. We request you purchase the travel insurance within 7 days of booking your reservation. You can find the details and book travel insurance here.
Cancellation Policy
100% refund of amount paid if you cancel at least 60 days before check-in.
No refund if you cancel less than 60 days before check-in.
Until your reservation is booked and confirmed, all rental and seasonal rates are subject to change. Other fees may also apply. Rates listed do not include the GOVERNMENT HOTEL TAX (currently 12.5% for U.S. Virgin Islands), cleaning or insurance fees.
